Hungarians Shift Towards Suburban Homes as City Living Loses Appeal

Hungary's real estate market is undergoing a noticeable shift, especially in the capital Budapest, where demand for central apartments is declining while interest in suburban properties is on the rise.

Experts report that apartment prices in central Budapest have started to fall due to an oversupply and waning buyer interest. In contrast, homes near lakes and in suburban areas are becoming increasingly desirable.

This trend is largely attributed to rising living costs in the city, evolving lifestyle priorities following the pandemic, improved transport infrastructure, and the growing flexibility of remote work. Many city residents now seek peace and space, prompting a move toward quieter, more spacious homes outside the urban core.

While downtown apartments once dominated the market, their popularity is waning, giving way to the rising importance of suburban housing.

Analysts expect this trend to persist in the coming months, with central property values continuing to drop and interest in the outskirts steadily climbing.
